朱禧（王晶 飾）是一名大廈保安，在舅舅範景周（馮淬帆 飾）手下幹活。某日，他意外的目睹了秘書裘蒂（徐淑媛 飾）被鬼上身色誘老板的場景。又驚又怕的朱禧將這一切告訴了女友（王祖賢 飾），兩人夥同範景周找到了法力高強的女法師（高麗虹 飾），希望她能夠降妖除魔。
圍繞著大廈的周邊和曆史，三人展開了縝密的調查，原來，大廈的舊址是日本軍營，曾經的日軍隊長化身為如今的鬼王，想要借大開殺戒來雪戰敗之恥。朱禧的女友的哥哥（陳惠敏 飾）被鬼王捉入了陰間，之後，他托夢給妹妹，讓她千萬要小心。有了這條線索，女法師想出了一個計謀，能夠將鬼王一舉消滅。
